My Safe Florida Home Program — Grants for Impact Windows and Doors

The My Safe Florida Home (MSFH) program is a state-funded initiative that provides Florida homeowners with free hurricane mitigation inspections and grants of up to $10,000 to strengthen their homes against storms. If your home qualifies, the program can significantly reduce the cost of installing impact windows and doors — upgrades that also lower your insurance premiums.

The Program

What Is My Safe Florida Home?

My Safe Florida Home is a program administered by the Florida Department of Financial Services (DFS). It has two components:

Free Wind Mitigation Inspection

A state-assigned inspector evaluates your home's hurricane resistance, examining roof connections, roof deck attachments, and opening protection (windows and doors). The inspection report identifies what improvements your home needs and serves as the basis for your grant application.

Grant Funding

Based on the inspection results, eligible homeowners can apply for matching grants to pay for recommended upgrades. The state reimburses up to $10,000 after the work is completed by a licensed contractor.

Important

This is a reimbursement program — you pay for the work upfront, then the state reimburses you after the project is completed and inspected. Do NOT start any work before your grant is approved.

Do You Qualify?

Eligibility Requirements

You May Qualify If:

  • Your home must be your primary residence (homestead exemption required)
  • Building permit issued before January 1, 2008
  • Insured value (Coverage A) of $700,000 or less
  • Must complete the free MSFH wind mitigation inspection first
  • Low or moderate income household (based on county median income)

Not Eligible:

  • Condominiums are NOT eligible (separate pilot program exists for condo associations)
  • Rental properties, investment properties, and second homes are NOT eligible
  • Homes built after 2007 are NOT eligible (already built to updated codes)

Income Note: For the current funding cycle, only low-income (at or below 80% of county median income) and moderate-income (80-120% of county median) homeowners are eligible. Higher-income homeowners are not currently eligible. Income thresholds vary by county.

The Process

How to Apply for My Safe Florida Home

Create Your Account

Visit mysafeflhome.com, create an account, and request your free wind mitigation inspection.

Complete Your Free Inspection

A state-assigned inspector evaluates your home (typically 1-3 hours). You'll receive a written report identifying recommended hurricane-resistance improvements.

Complete the Prioritization Survey

Within 24 hours of receiving your inspection report, complete the income and age questionnaire in your MSFH portal. Missing this 24-hour window disqualifies you for the current cycle.

Apply for Grant Funding

When your priority group's application window opens, submit your grant application with proof of homestead exemption and insurance declaration page (Coverage A value).

Get Approved — Then Choose Your Contractor

Wait for official grant approval before starting any work. Once approved, choose a licensed Florida contractor. The Hurricane Pros is licensed (CGC1536674) and experienced with MSFH-funded projects.

Installation & Final Inspection

Your contractor installs the approved impact windows and doors, pulls all required permits, and schedules the final MSFH inspection to certify the work.

Get Reimbursed

Submit your completed invoices, proof of payment, permits, and final inspection report through the MSFH portal. The state reimburses up to $10,000.

Important Warning

Do NOT start work before your grant is officially approved. Projects that begin before approval are not eligible for reimbursement.

Eligible Improvements

What Improvements Are Eligible?

The MSFH program funds hurricane-hardening improvements recommended in your inspection report. Eligible upgrades include:

Impact windows (replacing non-impact windows)
Impact doors (entry doors, sliding glass doors, French doors)
Impact garage doors
Hurricane shutters
Roof-to-wall connections
Roof deck attachments
Secondary water barriers

Note: Only improvements specifically recommended in your MSFH inspection report are eligible. Replacing existing code-compliant shutters with impact windows is generally NOT grant-eligible.

Your MSFH Contractor
